A custom-built Delaware County home with more than 12,000 square feet, a private golf course and a party barn from the 1830s has been listed for nearly $8 million.

The home, in the private River Rock Farms development, was designed and built by Paul Craver Housewright from 2012 to 2014.

“This is one of the finest homes in central Ohio,” said Amy Conley, the Cutler Real Estate agent listing the property for $7.9 million. “There’s so much attention to detail, it’s just a beautiful home.”

Details include black walnut floors; custom molding throughout the home; 10- or 12-foot ceilings on all levels; an elevator; four indoor and one outdoor fireplace; a wood-paneled study modeled after Augusta National Golf Club; and geothermal heating.

“The attention to detail throughout the house is amazing,” Conley said. “Even the storage rooms on the third floor have black walnut floors.”

Next to the home stands a rebuilt barn from the 1830s, that originally sat at the intersection of Olentangy River and Home roads in southern Delaware County. Barn enthusiast Dan Troth dismantled the barn when it was threatened with destruction to make way for the Trails End subdivision.

Troth rebuilt the 2,184-square-foot barn next to the River Rock home, where it can display 10 cars. The barn sits on top of a full lower level with a vehicle ramp.

In addition to the barn and golf course, the property’s 9-acre manicured grounds include a pond, irrigation system and walls of mature trees.
