Upscale garages are headed to Sauk Rapids, Minnesota. 404 Garage Condos, which broke ground on Wednesday, will feature privately owned upscale garages for large items like cars and boats — and may contain bathrooms and sitting areas.
The first phase of construction includes 10 units and a clubhouse, which will offer members of the gated community a common area featuring a golf simulator, a bar and several televisions.
404 Garage Condos is set to open at the end of this year or early 2025.
The units will be valued as $200,000 single-family homes, Todd Schultz, Sauk Rapids community development director, said during a Sept. 3, 2024, Planning Commission meeting. Each unit will also have plumbing for a bathroom or kitchen, but code regulations do not allow people to live in them.
Condo buyers will likely be from out of town, Schultz said at the meeting, as they can stop at the garages for storage or maintenance needs as they head to their lake homes.
Joe Sexton, who co-owns the property with Gary Posch, said each unit will be priced by its square footage at $144 per square foot. Buyers can choose between 30 feet by 60 feet or 40 feet by 60 feet units. The garage condos will also have 20-foot-tall side walls, offering tenants the option to construct a mezzanine.
Though the condos may be a concept that is new to the area, Sexton said similar properties exist in other communities in Minnesota. He said the condos are meant to provide a sense of community and improve property values through an alternative to renting similar spaces.
“There’s rental space all over St Cloud, but, I think in having ownership rather than renting it, there’s value in that,” he said.
